Licensed since 2005, I have worked through more than one full cycle. The work below is part of how I still advise sellers and buyers when the path is not a simple retail sale.
From the 2008 downturn through recovery into 2012, a large part of my practice was short-sale negotiation: gathering hardship and financial packages, working with lenders and mortgage insurers, and keeping sellers informed while timelines stretched. That period still matters. If values soften or equity is thin, a listing is not always a conventional sale. Having negotiated short sales when the market was under real stress means I can recognize when a file needs lender cooperation, how to set expectations on timing, and how to protect the homeowner’s next step instead of forcing a path that will not close.
I have represented buyers using VA and FHA financing. Those loans are powerful, and they are not identical to conventional purchase money. Appraisals, property condition, condo or HOA eligibility, and seller credits all have to line up, or the contract stalls. I help veterans, active-duty buyers, and FHA purchasers read the offer through the lender’s lens, and I help sellers understand what those terms mean before they accept so we are not surprised in escrow.
I have worked 1031 exchange transactions, including exchanges that crossed state lines. A 1031 is a tax-timed sale and purchase, not a casual “sell this, buy that.” Identification windows, qualified intermediaries, replacement-property rules, and coordination with CPAs and exchange companies have to stay on calendar. Multi-state work adds title, disclosure, and closing customs that differ from California. I do not give tax advice.
